4 Waterproofing Failure Points We Check on Every Landed Build

After 15 years of landed builds and countless waterproofing remediation jobs, we've learned that most water damage happens at just four predictable failure points. We check these religiously on every project because fixing them later means hacking through finished walls, replacing structural elements, and costs that spiral into five figures.

These aren't the obvious spots like bathroom tiles or window sills — our sister company Larry Contractors handles those finishing touches. We focus on the structural waterproofing that keeps Singapore's tropical weather from destroying your home's bones.

Foundation-Wall Junction: Where Most Serious Damage Starts

The junction where your foundation meets the ground-floor walls is waterproofing failure point number one. We see this fail more than any other point because it's where hydrostatic pressure from Singapore's high water table meets structural movement.

During our landed rebuilds, we apply a continuous waterproof membrane that runs from below the foundation up to at least 150mm above finished floor level. The membrane must be mechanically fixed — not just adhered — because Singapore's clay soil moves with wet and dry seasons.

We've remediated homes where builders skipped this step or used paint-on waterproofing instead of proper membrane systems. The repair always means excavating around the entire perimeter, exposing the foundation, and starting over. On one recent remediation, the homeowner spent $45,000 fixing what should have cost $3,000 to do properly during construction.

The key detail most builders miss: the membrane must tie into the damp-proof course in the wall above. If there's a gap, water finds it.

Roof-Wall Interface: Singapore's Weather Testing Point

Every junction where your roof meets a wall — whether it's a parapet, dormer, or where an upper floor sits back from a lower one — becomes a water collection point during our monsoon seasons.

We always install step flashing that goes at least 150mm up the wall and 100mm under the roof covering. But the critical detail is the counter-flashing that gets built into the wall itself, not just stuck on top of finished render.

On our A&A projects, we often find existing buildings where the original flashing was installed over the wall finish rather than properly integrated. Water gets behind it, sits against the blockwork, and eventually finds its way inside. The damage usually shows up years later as ceiling stains or wall dampness on the floor below.

For flat roof areas — common on landed homes with roof terraces — we use a minimum 20mm upstand on all edges and ensure proper falls to drainage points. Singapore's intense rainfall means your roof needs to handle 100mm of rain per hour without ponding.

Window and Door Openings: The Structural Perspective

While the actual window and door installation might be finishing work, the structural opening preparation is critical to long-term waterproofing performance. We're responsible for the lintel design, sill construction, and ensuring the opening can accommodate proper sealing systems.

Our concrete lintels include a drip groove on the underside — a simple detail that prevents water from tracking along the soffit and into the wall. We also ensure sills have the correct fall away from the building and proper end dams to prevent water running sideways into adjacent walls.

The most expensive failures we've remediated happened when structural openings were cut to exact window sizes with no allowance for sealing systems. Water gets into the wall cavity, and because there's no drainage path, it sits there until timber framing rots or steel reinforcement corrodes.

On our recent landed projects, we coordinate closely with window suppliers during design to ensure our structural openings accommodate their sealing requirements. It's much easier than retrofitting.

Basement Retaining Walls: Hydrostatic Pressure Management

Singapore's high water table makes basement waterproofing particularly challenging. We treat every basement retaining wall as a structural element that must resist both soil pressure and water pressure — sometimes simultaneously during heavy rain.

We always specify tanked waterproofing systems — a continuous waterproof membrane on the outside of the structural wall, protected by a drainage layer that directs water to collection drains. The membrane goes from foundation level up to at least 200mm above external ground level.

Internal waterproofing systems — coatings applied to the inside face of basement walls — might stop visible leaks, but they don't address hydrostatic pressure. We've seen internal systems fail when water pressure builds up behind them, sometimes causing structural movement.

The drainage system is equally critical. We install agricultural drains in a gravel bed around the basement perimeter, connected to either storm drains or a sump pump system. During construction, we test this system with temporary pumping to ensure it can handle Singapore's peak rainfall rates.

One detail that matters: the junction between basement walls and the ground floor slab above needs a movement joint that's properly sealed. Concrete moves, especially in our climate, and a rigid joint will crack.

Why We Always Check These Four Points

These failure points account for roughly 80% of the serious water damage we've seen in landed homes. The other 20% is usually finishing-related — problems with tile work, paint systems, or minor penetrations that our sister company Larry Contractors would handle.

But structural waterproofing failures are different. They often start small, go unnoticed for years, then cause major damage that requires significant reconstruction. We've seen single waterproofing failures that required replacing entire sections of blockwork, re-doing electrical and plumbing, and months of remedial work.

The frustrating part is that proper structural waterproofing adds perhaps 2-3% to a build cost, but failures can cost 20-30% of your original build budget to fix properly.

How much does structural waterproofing typically cost for a landed home?

For a typical landed rebuild, comprehensive structural waterproofing runs about 3-4% of the total build cost. On a $500,000 rebuild, budget around $15,000-20,000 for proper membrane systems, drainage, and flashing details. It's significant money upfront, but waterproofing failures often cost $30,000-50,000 to remediate properly.

Can you retrofit structural waterproofing to an existing home?

We can, but it's expensive and disruptive. Basement waterproofing retrofit requires excavating around the entire perimeter. Foundation-wall junction repairs mean hacking up floor finishes and potentially re-routing services. Roof-wall interface repairs usually mean removing roof sections and rebuilding wall junctions. Where possible, we recommend addressing waterproofing during planned A&A works rather than as emergency repairs.

How do you know if structural waterproofing is failing?

Early signs include persistent dampness in specific areas, white salt deposits on walls (efflorescence), or musty odours that don't go away with cleaning. More serious signs include ceiling stains that return after repainting, loose tiles or render, or any visible water entry during rain. If you're seeing these symptoms, have it investigated quickly — structural waterproofing failures get worse, not better.

Yes — structural waterproofing is about protecting the building's structural elements from water damage, while finish waterproofing is about protecting surfaces and interior spaces.
