Commercial and industrial work is where Wong Lye began. Over 1,500 commercial and industrial clients since 2014 — building warehouses — before we ever took on a landed home. The discipline that comes from that volume is exactly what a warehouse build needs: a frame sized for the real loading, a slab that holds up to forklift traffic, and BCA submissions carried by our in-house QP.

Portal-frame steel gives long clear spans and faster erection — the usual choice for high-bay storage and open racking layouts. We fabricate structural steel in-house, so the frame is coordinated with the rest of the build rather than sub-contracted out.

Reinforced Concrete

Where heavy floor loading, mezzanine-heavy layouts, fire rating or long-term durability drive the decision, reinforced concrete is the right frame. We size it to the point loads and traffic your operation actually puts through the building.

Loading Bays & Docks

Dock levellers, loading-bay height and position, apron and turning space for your vehicle types. Getting this wrong slows every inbound and outbound move for the life of the building — so we plan it against your real vehicle flow.

Ceiling height set to your racking plan, and a floor slab specified for forklift traffic and point loads — flatness, thickness, and joint layout matched to how the floor will be used, not a generic pour.

Our in-house QP prepares and lodges the structural submissions and engages with BCA on your behalf through the approval stages — part of the same quotation, so you're not appointing a separate consultant to handle it.

Steel Frame or Concrete?

There is no single right answer — the frame follows the operation. We look at the span you need, the clear height, the floor loading, fire requirements, and how quickly you need to be operational before recommending one over the other.

Steel portal frame suits long clear spans, high-bay storage, and open racking layouts, and it erects faster. Because we fabricate steel in-house, the frame stays on our schedule rather than a supplier's.

Reinforced concrete suits heavy floor loading, mezzanine-heavy layouts, and cases where fire rating or long-term durability leads the decision. Often a warehouse uses both — a steel frame over a heavily engineered concrete slab.

What We Establish Before We Quote

A warehouse quote is only as good as the brief behind it. Before we put a number on paper, we work out the clear height your racking needs, the floor loading your goods and equipment demand, the loading-bay layout for your vehicles, and the site constraints that govern the frame and foundations.

Because warehouse builds are genuinely bespoke — every operation, site and floor loading is different — we don't publish prices. There is no honest per-square-metre figure that survives contact with a real brief. We give you a real, line-itemised number after we understand the building you actually need.

Our in-house QP handles the BCA structural submissions as part of that scope, so the design, the engineering, and the build sit with one accountable team.
