Why in-house matters

Most Landed Builders Outsource Metalwork. We Don't.

The typical landed project has three or four different subcontractors making different metal pieces — one for the staircase, one for the railings, one for the gate, one for anything custom. Each subcontractor has their own lead time, their own margin markup, and their own opinion on how things should look.

When we do it in-house, your entire build speaks the same language. The staircase frame talks to the railings. The front gate matches the perimeter fencing. The structural steel for the new floor is fabricated by the same people building your carport beam.

You save the subcontractor markup — typically 15 to 25 percent — but more importantly, you save the weeks lost to coordination and the compromises that happen when four different fabricators are doing four different jobs.

Steel frames, custom treads and risers, glass-panel railings, timber inlays. Fabricated to your architectural drawings — not selected from a stock range. The staircase is often the most photographed feature in a landed home. We build it like one.

Driveway gates, pedestrian gates, perimeter fencing, balcony and stairwell railings. Powder-coated, galvanised, or stainless steel depending on your site. Balcony railings designed to meet BCA code without looking like a factory specification.

Structural Steel

Beams, columns, transfer structures for removed walls, steel frames for additions. When your A&A needs steel rather than concrete, we fabricate it in-house and install it as part of the same build — no scheduling the steel guy around the concrete guy.

Outdoor pergolas, shade structures, planter frames, metal awnings. We build to spec and handle any permit requirements (some outdoor structures need BCA clearance). Designed to survive Singapore weather, not fall apart in three years.

Rusted gates, failed railings, corroded structural beams. If your existing metalwork can be saved, we save it. If not, we fabricate a replacement that looks right for the age and character of your house.

Finishes matter

Powder Coating, Galvanising, or Stainless?

Choosing the wrong finish is how metalwork starts rusting at year three. For a Singapore landed property, the right choice depends on how much direct weather exposure the piece gets, how close it is to the sea (for coastal plots), and how often it gets splashed with water.

Powder coating is best for semi-sheltered decorative pieces — balcony railings, interior staircases, gates under cover. Wide colour options, durable finish, but can chip and rust if scratched.

Hot-dip galvanising is best for structural steel and anything heavily weather-exposed — perimeter fences, driveway gates, outdoor structural columns. Not as pretty raw, but can be painted or powder-coated over.

Stainless steel is best for coastal properties, pool areas, or high-humidity spots — pool railings, outdoor handrails, exposed anchor fixings. More expensive but effectively maintenance-free.

Doing It In-House Saves You Weeks

On a typical landed build, metal fabrication sits on the critical path — the build can't progress past certain points until the staircase frame is in, the structural steel is set, the railings are fabricated and delivered.

When we coordinate metalwork in-house, we can overlap fabrication with the rest of the build. Pieces are fabricated while earlier stages are still going. Installation happens when the main team is already on site. No "waiting for the steel guy." No "the fabricator says two more weeks."
