Builder's Eye is an all-in, one-price package done in-house by Wong Lye Builders, with Larry Hoo as your point of contact. We obtain the official SLA INLIS and BCA plans, check recent nearby prices, visit the site and give you one written report per property, from a builder's and developer's point of view. The package is S$8,000 for up to 5 properties within 6 months, with authority plan fees at cost.

One package, one price

Why One All-In Package Instead of Hiring Different People?

Buying a landed home usually means going to different people for each check: one for the plans, one for prices, one for the site, another for rebuild costs. Builder's Eye puts it all in one all-round package at one price, with everything done in-house by the Wong Lye team, so you get one clear report and one point of contact.

Who it's for

Who Needs a Pre-Purchase Inspection for a Landed Property?

  • Buyers shortlisting landed homes in Singapore: terrace, semi-detached, detached or bungalow.
  • Owners deciding between keeping, A&A (addition and alteration) or a full rebuild.
  • Buyers' representatives and family advisors who want an independent builder's view for their client.

Some clients call this a Landed Pre-Purchase Check, a Buy Smart Landed Check, a Before You Buy Review or a Landed Truth Check. It is the same Builder's Eye service.

The problem it solves

What to Check Before Buying a Landed Property?

A landed home can look perfect at a viewing and still carry constraints that only show up later, often after the option to purchase (OTP) is exercised. These are the checks Builder's Eye covers before you exercise the OTP:

  • Road reserve and road widening. A road line on the Road Line Plan can take land and push back what you can build.
  • Drainage and sewer (DIP and SIP). Reserves and public lines can limit layout, basement and extensions, and a sewer line inside the plot may need extra work such as an RC trench.
  • Approved-plan issues. What is built may differ from what BCA approved.
  • Rebuild potential. Is A&A enough, or does it need a rebuild, and at what rough cost?

What you receive

A&A vs Rebuild and Redevelopment Potential: What Is in the Report?

  • Summary and key risk flags at a glance.
  • Findings from the RLP, CP, SIP, DIP and BCA plans.
  • Site visit observations and potential issues.
  • Recent nearby prices (EdgeProp).
  • What can be built: A&A versus rebuild, with a rough cost indication.
  • The builder's and developer's view, and points to clarify before you commit.

For owners already holding a plot, the same report works as a Rebuild Ready Check or a Plot & Potential Review.

Why a builder's eye

Why Ask a Builder Instead of a Valuer?

Valuers tell you what a property is worth today. Agents help you transact. A builder and developer looks at what the land allows, what the house will need, and what it will take to get there.

Wong Lye Builders builds landed homes in Singapore. We read a property the way we would if we were redeveloping it ourselves, so you can negotiate, plan or walk away with clear eyes. That is the idea behind the name, and why it is sometimes called Site Sense by Wong Lye.

Common questions

Landed Due Diligence: Common Questions.

What is Builder's Eye?
Builder's Eye is an all-in, one-price package done in-house by Wong Lye Builders, with Larry Hoo as your point of contact. Official plans, a nearby price check, a site visit and one written report come together in that package. It costs S$8,000 for up to 5 properties within 6 months.
Which plans does Builder's Eye check: road line plan, DIP and SIP?
Builder's Eye obtains four plans from SLA INLIS: the Road Line Plan (RLP), Certified Plan (CP), Sewerage Interpretation Plan (SIP) and Drainage Interpretation Plan (DIP). Wong Lye Builders also obtains the existing approved building plans from BCA. Plan fees are paid at cost, on top of the service fee, and copies come with your report.
What does a road reserve on the Road Line Plan mean for a landed buyer?
A road reserve on the Road Line Plan marks land safeguarded for a future road or road widening. It can take part of the plot and push back what you can build when you rebuild or do major A&A. Builder's Eye reads the RLP for every shortlisted property and flags this in the written report.
Can a sewer line on a landed plot add cost, such as an RC trench?
It can. If the Sewerage Interpretation Plan shows a public sewer line inside the plot, it can limit the layout, basement and extensions, and may need extra structural work such as an RC trench. Builder's Eye reads the SIP and DIP, checks the site, and reflects this in the rough cost indication.
Does Builder's Eye cover A&A vs rebuild and redevelopment potential?
Yes, as a builder's view. Each Builder's Eye report covers what can be built on the plot, A&A versus rebuild potential, and a rough cost indication for the likely scope. Owners sometimes call this a Rebuild Ready Check or a Plot & Potential Review. It is advice to plan with, not a design or an authority approval.
Should I get Builder's Eye before exercising the OTP?
Ideally, yes. Road widening, drainage and sewer constraints and approved-plan issues often only show up after the option to purchase (OTP) is exercised. A Builder's Eye evaluation before you exercise the OTP lets you negotiate, plan or walk away with the plans, prices and site findings in hand.
How much does Builder's Eye cost, and is it a pre-purchase inspection or a valuation?
Builder's Eye costs S$8,000 for up to 5 landed properties within 6 months, with plan fees at cost and S$350 per weekend site visit. It includes a site visit and also reads the official plans. It is advisory only: not a valuation, and not a legal or professional certification.
Do I need to hire anyone else?
No. Plans, the price check, the site visit and the builder and developer insights are all handled in-house by the Wong Lye team in one package, with Larry Hoo as your one point of contact. Authority plan fees are at cost. QP or PE fees for any later submissions are separate.
