Adding a Home Lift to an Existing Landed House: The Shaft, the Pit and the Approvals
A home lift is the most common late addition to a Singapore landed house, and the one owners most often decide on a decade too late. Three storeys and an attic is a normal house here. It stops being a normal house the year the stairs become the reason someone stops using the top floor.
The lift itself is the easy part of that job. Lift companies sell and install the equipment, and the equipment is well proven. What decides whether the project is straightforward or painful is everything around it: where the shaft can physically go, what has to be cut through, what the ground does at the bottom of the pit, and what has to be approved before any of it starts. That is the builder's half of the job, and it is the half that gets underestimated.
The two ways a lift gets into an existing house
Inside the existing footprint. A stairwell void, a store, a stacked set of rooms — somewhere a vertical column of space can be taken out of the house. The advantage is that the external envelope does not change. The cost is floor area on every storey, plus openings cut through each floor slab, which is structural work.
As an external shaft. A new vertical structure attached to the house, usually at a rear or side elevation, connecting to each floor through a new opening in the external wall. The advantage is that it takes no room off the existing floors and is easier to build around a house that is still lived in. The cost is that it is a new structure on the plot, which brings planning questions the internal option does not.
Which of the two is available is normally settled by the plot rather than by preference, and it is the first thing we look at.
Cutting a hole through every floor is a structural alteration
This is where owners are most often surprised. Removing a rectangle from a reinforced concrete floor slab on three levels is not a carpentry job. The slab spans between beams and walls, and taking material out of it changes how the remaining slab carries load and where it delivers that load.
The work has to be designed — trimming beams around the new opening, the connections back into the existing structure, the temporary support during the cutting, and the sequence in which it happens so the house is never carrying load through something that is halfway removed. That design comes from an engineer and it goes into a submission.

The pit, and what is under it
Every lift needs a pit below the lowest served level, and in an existing house that means excavating below the current ground floor slab and forming a watertight structure in it.
Three things follow and all three cost money that owners do not expect:
- Water. A pit in Singapore ground is a sump unless it is designed not to be. It has to be tanked properly, and there has to be a way of dealing with water that gets in anyway. A lift pit that floods is a lift out of service, repeatedly.
- What the excavation is next to. Digging beside an existing foundation, in a house that is standing, is a controlled operation rather than a hole. We go through the general case in excavation work on landed homes.
- Services. Drainage runs, sanitary stacks and incoming services frequently sit exactly where the pit wants to be. Finding that out during excavation is expensive; finding it out during survey is not.
At the other end, the shaft needs headroom above the top served level, which on a house with an attic or a roof terrace is often the constraint that decides the whole layout.
The approvals question, answered before the design and not after
Adding a lift to an existing landed house touches the planning side as well as the structural side, and the answers are specific to your plot. Whether a new external shaft is acceptable where you want it, how it sits against the setbacks and the envelope controls that apply to your property, how the added floor area is treated, and what has to be submitted and approved before work starts — none of these are safely assumed from what a neighbour did.

Separately from the building approvals, a lift is regulated equipment with its own statutory maintenance and inspection regime once it is in service. Your lift supplier is the right party to set out exactly what applies to the model you choose, and that conversation belongs at selection, not after handover.
Two trades, one hole: where lift projects actually fail
The lift supplier gives you a shaft specification — internal dimensions, pit depth, headroom, door openings, power supply, fixing points, tolerances. The builder has to deliver a shaft that meets it, in an existing house, to the millimetre.
Almost every home lift project that goes wrong goes wrong at that interface. The classic failures are all the same shape: the shaft is built before the lift model is finally chosen and the specification changes; the finished internal dimension is out of tolerance because a plaster thickness was not allowed for; the power supply arrives at the wrong point; the builder leaves the site before the lift installer arrives and nobody owns the making-good.
So the sequence that works is: choose the lift model first, build to that specification with the supplier's drawing in hand, and keep one party accountable for the structure, the openings, the finishes and the coordination. If you are doing other A&A work, do it now
The cheapest time to put a lift into a house is while the house is already open. Scaffolding is up, the site is set up, submissions are being made anyway, and the structural design can treat the shaft and the rest of the alterations as one problem.
The expensive version is the retrofit five years later into a finished house: protecting completed finishes, working around people living there, a second set of approvals, a second mobilisation, and making good work that was perfectly good before you started.
Even if a lift is not in this year's budget, it is worth telling your builder that it may come. Leaving a stacked column of space free through the storeys, and knowing what the structure would need, costs nothing now and saves a great deal later. - The approved plans and structural drawings for the property, and what has been altered since.
- Whether an internal column of space exists, and what is stacked above and below it.
- The external elevations available for a shaft, and what is permitted on your plot.
- The ground and the drainage below the proposed pit.
- Headroom at the top served level, against the roof or attic you already have.
- Whether the household intends other A&A work, so it can all go into one submission and one programme.
