What none of that tells you is what your plot allows. That is set property by property, and it is the first thing we establish — before any drawing, and before any number.
A good deal of detached and semi-detached housing built to 1970s layouts, which means more internal walls doing structural work than an open modern plan assumes. Opening these up is a transfer-structure job.
This matters more than most owners expect. A house built in the 1960s generally carries its load in the walls rather than in a frame, and sits on footings sized for the building that was drawn at the time — not for a second storey, a flat roof terrace, heavier stone finishes and a set of solar panels. So the question is never simply can we add this. It is whether the load has somewhere to go, and what it costs to give it somewhere.
For anything built before roughly 1990 we do a foundation review and a column and beam load calculation before we quote. Sometimes the answer is straightforward reinforcement. Sometimes it is that the strengthening needed to keep the existing structure costs more than rebuilding, and you are better off knowing that at the start than three months into a job. We would rather tell you at the quotation stage and lose the work than discover it after demolition, when your options have narrowed and your budget has not.
Generally regular plots with reasonable frontage, so access is usually less of a constraint here than in the terrace estates further west. That widens the range of practical methods.
Access is the constraint homeowners think about last and builders think about first. It decides which piling method is available to you, whether concrete arrives by pump or by barrow, where materials can be stacked without blocking a neighbour, and how long the whole job takes. Two identical designs on two plots a street apart can differ meaningfully in cost for no reason other than what can be driven in.
On a terrace plot with houses attached on both sides, the neighbours are part of the engineering. Party walls have to stay supported while you work against them, which means shoring, sequencing, and in some cases a condition survey of the adjoining properties before anything starts — worth doing anyway, because it records what was already cracked before you arrived. Where a neighbour has previously rebuilt with a basement, their structure is part of your excavation problem whether or not anyone mentions it.
Most of the frustration in landed building comes from owners being given a construction timeline when what they needed was the whole timeline. The building is the visible part. It is rarely the part that decides when you move back in.
A focused A&A typically runs six to twelve months of construction; a full reconstruction twelve to eighteen. Add the submission period in front of both. Most owners of an occupied house move out for the structural stage at minimum — living through demolition and piling is possible on a large plot and genuinely unpleasant on a small one, and it is worth deciding early rather than halfway through, because it affects how the programme is arranged.
We do not publish a per-square-foot rate for an estate, and you should be wary of anyone who does. The same floor area can differ by a large multiple depending on the five things below — which is exactly why a number quoted before a site visit is a sales tactic, not an estimate.
