How We Actually Remove a Ground Floor Column

When clients want to remove a ground floor column — usually to open up their living space — we follow a precise sequence. First, we calculate exactly what loads that column carries from the floors above. Then we install temporary propping to carry those loads while we build a permanent transfer structure.

The key word here is temporary. We never just cut out a column and hope for the best. Every column removal job we do starts with proper structural analysis by our in-house Qualified Person.

Temporary Propping: The Safety Net During Construction

Temporary propping is essentially a scaffolding system designed to carry structural loads. We typically use adjustable steel props — heavy-duty telescopic columns that we can fine-tune to the exact height needed.

Here's our typical setup process:

  • We install props on both sides of the column to be removed, spacing them according to our load calculations
  • Each prop gets a steel beam across the top (called a needle beam) to distribute loads
  • We gradually transfer the load from the existing column to our temporary system
  • Only then do we remove the original column

The props need to carry everything — dead loads from the structure above, live loads from furniture and people, plus any construction loads from our work. We typically oversize the propping system because safety margins matter more than saving a few hundred dollars on rental equipment.

Permanent Transfer Solutions We Build

Once the column is out and we've verified our temporary propping is handling the loads correctly, we build the permanent transfer structure. This usually takes one of three forms, depending on the specific loads and space requirements.

Steel Transfer Beams

Most commonly, we install a steel I-beam or universal beam spanning between the remaining columns or walls. We'll typically use a beam one or two sizes larger than our calculations require — again, safety margins matter. The beam gets properly connected to the existing structure with welded or bolted connections that our PE specifies.

Reinforced Concrete Transfer Beams

For heavier loads or where fire rating requirements are stricter, we pour a reinforced concrete transfer beam. This takes longer because of curing time, but gives us more flexibility in beam depth and can integrate better with the existing concrete structure.

Load-Bearing Wall Transfer

Sometimes the best solution is to replace the column with a short section of load-bearing wall. This works well when the client wants to maintain some visual separation in the space while still opening up the floor plan.

The Engineering Behind Load Transfer

Every column in your house carries specific loads down to the foundation. When we remove a column, those loads don't disappear — they need to find a new path down to the ground.

Our structural analysis identifies exactly what loads we're dealing with. For a typical two-storey landed home, a ground floor column might carry 50-100 kN of total load. That includes the weight of the floor slabs above, any walls, plus live loads from furniture and occupancy.

The transfer beam we install needs to span between the remaining structural elements while carrying this load. But here's the critical part: the beam also creates new point loads where it bears on the existing structure. We need to verify that the existing columns or walls can handle these increased loads.

Sometimes this means strengthening the existing structure before we even start the column removal. We've had projects where removing one column required strengthening two others.

BCA Submission Requirements

Column removal always requires BCA structural plan approval. This isn't optional — it's illegal to remove structural elements without proper approval, regardless of what you've seen neighbours do.

Our submission includes structural drawings showing the existing and proposed structure, calculations proving the new system works, and construction details showing exactly how we'll build it. The whole process typically takes 4-6 weeks for BCA review, assuming no queries.

We handle this submission as part of our structural work scope. Having our own QP means we can move quickly from approval to construction without coordination delays.

Why This Isn't DIY Work

We occasionally get calls from homeowners who want to hire us just for the temporary propping while they handle the permanent work themselves. We don't take these jobs.

Column removal is serious structural work. Get the analysis wrong and you risk progressive collapse — where failure of one element triggers failure of connected elements. We've seen the aftermath of DIY structural work, and it's not worth the risk to anyone involved.

The engineering, the temporary works design, and the permanent construction need to work as an integrated system. That's why we handle column removal as a complete package, from initial assessment through to completion and BCA inspection.

Can any column be removed from a ground floor?

No. Some columns carry loads that simply cannot be transferred economically or safely. Corner columns and columns supporting multiple floors above are often impractical to remove. We assess each case based on the actual loads and existing structure.

How long does the temporary propping stay in place?

Usually 1-3 weeks, depending on whether we're installing steel or concrete transfer structures. Steel beams can carry load immediately once properly connected. Concrete needs 7-14 days curing time before we transfer full loads to it.

What does column removal typically cost?

Costs vary significantly based on loads, span requirements, and site access. The structural analysis and BCA submission typically run $3,000-5,000. Construction costs depend on the specific transfer solution needed — we always quote after completing our structural assessment.

Do you handle the BCA approvals?

Yes, we handle all BCA structural plan submissions as part of our column removal projects. Our in-house QP prepares the drawings and calculations, submits to BCA, and handles any queries during the approval process.

Can we remove multiple columns at once?

Potentially, but it increases complexity significantly. Each additional column removal affects the load paths for adjacent structure. We typically recommend staging multiple removals to manage construction risks, unless the columns are part of a single transfer beam solution.
