We typically see three culprits:
- Inadequate original design. Older properties were sometimes built to lower standards or on shallow footings that can't handle load redistribution when you add a storey or change the internal layout. We've opened up foundations from the 1960s that were barely 600mm deep with minimal reinforcement.
- Soil subsidence or consolidation. Fill soil that wasn't properly compacted, or clay layers that shrink during dry spells and swell when wet. This is common in reclaimed or low-lying areas. The house settles unevenly, and load-bearing walls start to tilt or crack.
- Nearby construction activity. If your neighbour is doing deep basement excavation or piling works, the vibration and ground movement can destabilise your footing. We've been called in after adjacent rebuilds caused settlement cracks in existing homes.
The symptoms are usually visible: doors that won't close, floor tiles that crack in straight lines, or external brickwork that's visibly leaning. How We Assess Whether Underpinning Is Necessary
We don't jump straight to underpinning. The first step is always a proper structural investigation:
- Visual inspection by our QP or structural engineer to map crack patterns, measure any tilt, and assess load paths.
- Soil investigation. We bring in a geotechnical specialist to conduct boreholes or trial pits. They'll test soil bearing capacity, identify weak layers, and recommend foundation depth. This is critical — you need to know what you're building on.
- Structural calculations. Our engineer calculates the actual load (dead load from the structure + live load from occupants and furniture) and compares it to the existing foundation's capacity. If there's a deficit, underpinning is the fix.
Sometimes the issue isn't the foundation itself — it's poor drainage causing soil erosion, or tree roots undermining the footing. In those cases, we solve the root cause (literally, if it's roots) rather than underpin. But when the foundation genuinely can't carry the load, underpinning is the only structural solution.
The Underpinning Process We Follow on Landed Projects
Underpinning isn't a single technique — it's a category of methods. We choose based on soil conditions, building load, and how much disruption the client can tolerate. Here's how we typically execute it:
Traditional Mass Concrete Underpinning
This is the most common method we use for landed homes. We excavate beneath the existing foundation in controlled sections — usually 1.0m to 1.5m wide panels, working in a staggered sequence so we never compromise the building's stability.
For each section:
- We dig down to competent soil or bedrock (depth varies — we've gone as deep as 3 metres on some projects).
- We pour reinforced concrete to form a new, deeper footing.
- Once cured, we pack the gap between the new concrete and the existing foundation with a dry-pack mortar mix, ensuring full contact and load transfer.
- We move to the next section only after the previous one has gained sufficient strength.
The house remains occupied during this process, though we do ask clients to avoid heavy furniture shifts or large gatherings directly above active work zones.
Mini-Piled Underpinning
When soil is poor for several metres down, or when we can't excavate deep trenches (tight site access, high water table), we use mini-piles. These are small-diameter bored piles — typically 150mm to 300mm — drilled through the existing foundation down to bearing strata or rock.
We then cast a reinforced concrete needle beam beneath the existing footing, transferring the building load onto the mini-piles. This method is faster and less disruptive than mass concrete underpinning, but it does require piling equipment access and a piling-licensed contractor (which we are).
Resin Injection (Rare, and Not Our Preferred Method)
Some contractors offer resin or polyurethane foam injection to "lift" settled foundations. We're cautious about this. It can work for minor voids or very light structures, but it doesn't add structural capacity — it just fills space. For a landed home with genuine foundation distress, we almost always recommend proper concrete underpinning or piling. Resin injection is a short-term fix that we've seen fail when the underlying soil continues to consolidate.
What About BCA and URA Requirements?
Underpinning is structural work, so it absolutely requires:
- A Qualified Person (QP) / Professional Engineer (PE) to design the underpinning scheme and certify it meets the Building Control Act requirements.
- BCA submission for structural plans. We handle this as part of the project — our in-house QP prepares and submits the plans.
- A BCA-licensed General Builder (we're Class 2) to execute the works. This isn't a job for a handyman or renovation contractor.
If your property is conservation or in a controlled area, URA may also require notification or approval — we check this during the planning phase.
One thing we always flag to clients: if you're planning an A&A or reconstruction anyway, it's often more cost-effective to demolish and rebuild with a properly designed foundation from scratch. Underpinning makes sense when you want to preserve the existing structure, but if you're gutting the house, starting fresh can be simpler and cheaper in the long run.
How Long Does Underpinning Take, and Can You Stay in the House?
Timeline depends on the extent of work. A typical single-storey terrace underpinning (say, one side wall and part of the front) might take 4 to 8 weeks for the structural underpinning itself, excluding reinstatement works.
You can usually remain in the house during underpinning, but expect:
- Noise and vibration from excavation and concrete breaking (we use hand tools in sensitive areas to minimise impact).
- Restricted access to certain rooms or external areas.
- Dust and mess, though we section off work zones and use dust sheets.
If we're doing mini-piled underpinning with a piling rig, noise levels are higher, and some clients choose to move out temporarily. We're upfront about this during the planning stage.
What Underpinning Costs (and Why It Varies So Much)
We're often asked for a ballpark figure. The honest answer: it depends entirely on depth, soil conditions, access, and the length of wall being underpinned.
As a rough guide, traditional mass concrete underpinning can range from $800 to $2,000+ per linear metre of wall, depending on excavation depth and whether we hit rock or need to go through old rubble fill. Mini-piled underpinning is typically more expensive — $3,000 to $6,000+ per pile, depending on depth and load requirements.
These figures exclude:
- Structural engineer's design and supervision fees
- Soil investigation costs
- Reinstatement of finishes (hacking, retiling, repainting)
- Temporary works (shoring, propping)

When to Call Us (and When to Walk Away)

Frequently Asked Questions
Can I underpin my own house foundation as a DIY project?
No. Underpinning is structural work that legally requires a licensed builder and a qualified engineer's design and supervision. Will underpinning affect my neighbour's property?
