Termite Proof: What Actually Works in Singapore Builds

We've rebuilt homes where termites silently ate through structural timber framing in less than eight years. The owners had no idea until cracks appeared in walls and floors started sagging. By then, the damage was severe enough to require partial demolition. This is why we treat termite-proofing as a structural concern from day one—not a pest control add-on after handover.

What "Termite Proof" Actually Means in Building Work

There's no such thing as a 100% termite-proof home in Singapore's climate. Termites are relentless, and our humidity gives them year-round activity. What we can do—and what we do on every landed project—is make the structure so unappealing and difficult to access that termites move on to easier targets.

True termite protection happens in three layers:

  • Physical barriers — materials termites cannot eat through or tunnel past
  • Chemical treatment — soil treatment around and under the foundation, plus treated timber where timber is unavoidable
  • Design choices — eliminating timber-to-ground contact, designing for inspection access, and choosing non-cellulose materials wherever structural loads allow

Most homeowners only think about termites when they see surface treatments being sprayed. By then, the critical opportunities—at foundation and framing stage—have already passed.

Where Termites Actually Enter a Landed Home

We've opened up walls on reconstruction projects and found termite mud tubes running from ground level straight up to roof timbers. The entry points are almost always the same:

  • Timber in direct ground contact — old builds sometimes had timber posts sitting directly on concrete footings or even earth. We've dug these out on more than one rebuild. They're honeycomb inside.
  • Cracks in slab or foundation walls — termites only need a gap the thickness of a sheet of paper. Any shrinkage crack, poorly sealed service penetration, or cold joint in concrete is an invitation.
  • Untreated soil under the slab — subterranean termites live in the soil. If the soil isn't treated before the slab pour, they're already there, waiting for a way up.
  • External timber elements — pergolas, decking, or timber cladding that touch the ground create a bridge. Once termites are in the timber, they can travel into the main structure through wall cavities.

In our projects, we address all of these at design and construction stage. It's far easier—and cheaper—than trying to fix it later.

How We Build Termite Resistance Into Structure

Our approach starts below ground. Before any concrete pour, we treat the soil with a termiticide barrier. This creates a chemical zone around and under the foundation that termites won't cross. The treatment needs to be done by a licensed pest control operator—we coordinate this as part of the build schedule, not as an afterthought.

At foundation level, we ensure there is no timber-to-ground contact. Where timber framing meets concrete—say, a timber ground floor frame on a concrete footing—we use galvanised steel brackets or treated timber sole plates, and we ensure there's a physical gap or a damp-proof course in between. Timber should never sit directly on concrete that's in contact with soil moisture.

For structural elements, we favour steel over timber where loads and budget allow. Steel studs, steel roof trusses, steel lintels—termites can't eat steel. On projects where timber framing is preferred (for acoustic or thermal reasons), we specify factory pressure-treated timber to Australian Standard AS1604 or equivalent. Surface-applied treatments are not enough. The preservative needs to be forced deep into the timber under pressure.

We also design for inspection. Subfloor spaces, if present, are built with adequate access hatches and clearance height so that you—or a pest inspector—can actually get in and see what's happening. Sealed, inaccessible voids are where termite damage goes unnoticed for years.

Materials That Work (and What Doesn't)

Let's be clear about what termites will and won't eat:

Termite-resistant or immune:

  • Concrete, brick, stone—termites can't eat them, but they can tunnel through cracks or build mud tubes over the surface
  • Steel, aluminium, glass—completely immune
  • Pressure-treated timber (H3 or higher rating)—resistant, not immune; treatment degrades over decades, especially if timber gets wet repeatedly
  • Naturally durable timbers like Chengal or Balau heartwood—more resistant than pine or meranti, but not immune, and expensive

Termite food:

  • Untreated softwood and most untreated hardwoods
  • Plywood, MDF, particle board—cellulose-based boards are termite candy
  • Paper-faced plasterboard—yes, including the paper backing on your interior wall lining
  • Cardboard, stored timber offcuts, even wooden furniture if it's in contact with an infestation path

We've seen termites eat through the paper face of plasterboard and hollow out the timber framing behind it, leaving the paint surface intact. The wall looked fine until someone leaned on it and it flexed. That's why we don't rely on surface finishes for protection—we build the protection into the structure itself.

What About Termite Spray Treatments?

Surface spray treatments and baiting systems have their place, but they're pest control, not structural protection. If your structure is already built with untreated timber in vulnerable locations, no amount of annual spraying will give you the same protection as proper material choice and soil treatment at construction stage.

But we make sure the structure we hand over doesn't need heroic pest control efforts to stay sound. The best termite defence is a structure they can't easily access or consume.

When to Really Worry (and When Not To)

If you're planning an A&A, rebuild, or new landed build, this is the time to get termite protection right. We include soil treatment, material specifications, and design detailing as standard scope. It's not an optional extra.

If you're buying an older landed property, get a pest inspection before you commit. We've had clients buy a house, then call us to quote a small A&A, only to discover during our site survey that half the timber structure is compromised. That changes the scope—and budget—dramatically.

If you see mud tubes on walls, hollow-sounding timber, or discarded termite wings near doors and windows, don't wait. The longer termites are active, the more structural damage they cause. We've removed roof trusses that looked solid from below but crumbled when we tried to lift them.

Why We Don't Cut Corners on This

Termite damage isn't like a leaking tap. You don't see it happening. By the time it's visible, the damage is structural, and repairs are expensive. We've done the rebuild work. We've seen the cost—not just financial, but the disruption, the safety risk, the lost time.

That's why we insist on proper soil treatment, proper material specs, and proper detailing even when a client says "my neighbour didn't bother and they're fine." Maybe they are. Or maybe they just haven't looked closely yet. We'd rather build it right than rebuild it in ten years.

Frequently Asked Questions

Does termite-proof paint or coating actually work?

We've never relied on it. Termite-resistant paints and coatings may slow surface access, but termites don't need to eat through paint—they'll find cracks, joints, or the uncoated back of the timber. If the underlying timber is untreated and accessible, coating the surface is just cosmetic. We treat or replace the timber itself, or we use steel.

Can I termite-proof an existing older landed house?

You can retrofit soil treatment around the perimeter and under accessible slab areas, and you can replace vulnerable timber elements during renovation. We've done this on several A&A projects—open up walls, remove compromised timber, replace with treated timber or steel, re-treat the soil, and close up. It's more disruptive and costly than doing it right during initial construction, but it's absolutely doable if the structure is otherwise sound.

Is steel framing worth the extra cost just for termite protection?

Steel costs more upfront, but it's immune to termites, doesn't rot, and doesn't warp. If you're budgeting for a 50-year ownership horizon and you're in an area with known termite pressure, we'd recommend steel for ground-floor framing and roof structure. The premium is typically 10–20% on the frame package, but you eliminate ongoing treatment costs and the risk of structural failure. We let clients decide based on their risk appetite and budget, but we always present the option.

Do I still need annual pest inspections if the build is termite-proofed?

Yes. Termite-proofing reduces risk; it doesn't eliminate it forever. Soil treatments degrade over time, and termites are opportunistic. We recommend an annual inspection by a licensed pest control professional, especially in the first few years after construction when landscaping and external works might create new pathways. Think of it like servicing a car—you've built it well, but you still check it regularly.

What's the difference between termite treatment for new builds versus renovation?

In new builds, we treat the soil before the slab is poured and specify materials from the ground up. Everything is accessible, so we can be thorough. In renovation or A&A work, we're often working around existing structure—we treat accessible soil, replace or retreat accessible timber, and add protection where we open up walls or floors. It's more patchwork, but still effective if done properly. The principle is the same: eliminate access, eliminate food sources, and create barriers where elimination isn't possible.
