Bored Piles vs Driven Piles for Landed Properties Singapore

When we design foundations for landed rebuilds in Singapore, the choice between bored piles and driven piles isn't just technical — it's about what works reliably in our specific soil conditions and urban density. After 15 years of piling work, we choose bored piles for roughly 80% of our landed projects, but the decision always comes down to your specific site conditions and what your neighbours can tolerate.

How bored piles work in Singapore's soil conditions

Bored piles are exactly what they sound like — we bore a hole into the ground using a drilling rig, then cast concrete in place. In Singapore's predominantly clay soils, this method gives us precise control over pile placement and load capacity.

The process starts with our piling rig drilling down to the required depth, usually 15-25 metres for typical landed properties. We remove the spoil as we go, then lower in the reinforcement cage and pour concrete from the bottom up using a tremie pipe. The surrounding soil provides lateral support throughout the process.

What makes bored piles particularly suitable for Singapore is how well they perform in our marine clay layers. Unlike some foundation methods that can struggle with clay's low bearing capacity, bored piles transfer the load through skin friction along their length and end bearing at firmer strata below.

When driven piles make sense for landed builds

Driven piles — precast concrete piles hammered into the ground — have their place, but we're selective about when we recommend them for landed properties.

We typically consider driven piles when the soil profile shows good dense sand layers at accessible depths, usually less than 20 metres. The hammering action densifies the sand around the pile, actually improving its load capacity over time.

The main advantage is speed. Once our piling gang is set up, we can install driven piles faster than bored piles. There's also immediate load capacity — no waiting for concrete to cure.

But here's the reality: in Singapore's dense residential areas, the vibration from pile driving often rules out this option. We've had projects where neighbouring properties developed hairline cracks from driven pile installation next door. It's not worth the risk when bored piles achieve the same structural result without the vibration issues.

Load capacity and design considerations

Both pile types can handle the loads from typical landed rebuilds, but they achieve this differently. For a standard three-storey landed house with basement, we're typically designing for column loads of 1,000-2,000 kN.

Bored piles give us flexibility in diameter — we commonly use 600mm to 900mm diameter piles depending on load requirements. The reinforcement can be designed specifically for each pile's load condition.

Driven piles come in standard sizes, typically 250mm to 350mm square sections. While this limits customisation, it also means proven load tables and faster structural calculations.

In our experience, bored piles handle eccentric loading better, which matters when you're building close to site boundaries where pile caps might be offset from column centrelines.

Cost and timeline differences

Bored piles typically cost 10-15% more than driven piles for equivalent capacity, but this price difference often disappears when you factor in the full picture.

With bored piles, we avoid the risk of vibration damage claims from neighbours. We also get more predictable installation — no risk of pile refusal when we hit an unexpected hard layer, which can happen with driven piles.

Timeline-wise, bored piles take longer per pile to install, but we rarely face stoppages due to neighbour complaints or authorities intervening due to excessive vibration or noise.

The concrete curing time for bored piles does add 3-7 days before we can proceed with pile cap construction, compared to driven piles which can take load immediately.

Why we recommend bored piles for most landed projects

Our default recommendation is bored piles for landed rebuilds, based on practical experience across different site conditions in Singapore.

Vibration control is the biggest factor. Singapore's landed areas are dense, with properties often built right up to boundary lines. The vibration from pile driving can cause cosmetic damage to neighbouring structures, and sometimes structural damage to older buildings with shallow foundations.

We also get better pile integrity with bored piles. The controlled concrete pour and curing process gives us confidence in pile quality. With driven piles, we've occasionally encountered piles that crack during installation, requiring replacement.

For sites with limited access — narrow driveways, tight corners — the smaller footprint of bored pile rigs gives us more flexibility in equipment positioning.

What about mini-piles for landed projects?

Mini-piles are a third option we sometimes consider, particularly for A&A projects where we need to add load capacity without major excavation. These are smaller diameter bored piles, typically 200-300mm, installed with compact equipment. They're useful for underpinning existing foundations or supporting new structural elements in tight spaces.

Do soil investigation results change our pile recommendation?

Absolutely. Our structural engineer reviews the soil investigation report before finalising pile type and design. If the report shows very dense sand layers at shallow depth, driven piles might be more economical. If we see soft clay extending deep with rock at 30+ metres, we might recommend mini-piles to rock instead of conventional piles to clay.

How do vibration limits affect pile choice in residential areas?

BCA guidelines limit vibration to 5mm/s peak particle velocity at neighbouring structures during construction. Driven pile installation often exceeds this, especially in firm ground conditions. We measure vibration levels during the first few piles, and if readings are borderline, we switch to bored piles rather than risk neighbour complaints or authority intervention.

Can we install piles close to existing building foundations?

With bored piles, we can typically install within 1-2 metres of existing foundations without concern, depending on the existing foundation depth. The lack of vibration means minimal risk to adjacent structures. Driven piles would require much more careful assessment and potentially underpinning works to protect existing foundations.

Do different landed property types need different pile approaches?

Corner terrace and detached properties give us more flexibility in equipment access and pile positioning, so both driven and bored piles remain options. Intermediate terrace houses with single driveway access almost always get bored piles due to equipment constraints and the proximity of neighbours on both sides.
