Can You Add a Basement to an Existing Landed Home?

Yes, you can add a basement to an existing landed home — we've done it. But we're always honest with clients: unless there's a compelling reason to keep the existing structure (heritage value, sentimental attachment, or a very sound superstructure), a full tear-down and rebuild is usually simpler, faster, and sometimes even cheaper. Adding a basement retrospectively is one of the most complex types of structural work we undertake.

Why Adding a Basement After the Fact Is So Difficult

When we build a new home with a basement from scratch, we excavate first, pour the basement, then build upward. Clean sequence. Predictable.

When you want to dig under an existing house, you're working against gravity and time. The house above is a live load — walls, slabs, roofs, and everything inside pressing down on foundations that were never designed to be disturbed. You can't just dig underneath and hope it holds.

Here's what the work involves:

  • Underpinning: We have to support the existing foundation in sections, excavate beneath it, and pour new deeper foundations — all while the house sits above. This is done in alternating bays to avoid compromising stability.
  • Temporary structural support: Steel needles, props, and shoring are installed to carry loads during excavation. These have to be carefully calculated and monitored daily.
  • Excavation under load: Soil is removed in controlled lifts. If your neighbouring properties are close (and in Singapore, they usually are), we also need to account for potential ground movement affecting them.
  • New basement construction: Once we've gone deep enough, we pour the basement slab, cast walls, and waterproof everything. Then we tie the new structure back into the old.
  • Reinstatement: Finally, temporary works are removed, and we reinstate floor slabs and finishes.

Each of these stages requires a Qualified Person (QP) to design, certify, and submit to BCA. We have our in-house QP handle this, but it's still weeks of engineering and approval work before we even break ground.

What Makes a Retrofit Basement Worthwhile

We've had clients proceed with basement additions, and in every case, there was a strong reason:

  • The existing house is structurally excellent — maybe it's a relatively new build (10 years or less) with good bones, and tearing it down feels wasteful.
  • There's heritage or emotional value — the façade or layout has significance the owner wants to preserve.
  • The site has constraints — sometimes plot ratio, height restrictions, or tree preservation orders mean you can't go up or out. A basement is the only way to add space.
  • The owner is already doing major A&A — if you're gutting the interior and doing serious structural work anyway, adding a basement as part of that scope can make sense.

If none of these apply, we'll typically recommend a rebuild. You get a better basement (purpose-built, not retrofitted), a brand-new home above, and often a faster, less disruptive process overall.

How We Assess Whether Your Home Is a Good Candidate

When a client asks us about adding a basement, the first thing we do is a structural survey. We're looking at:

  • Foundation type: Strip footings are easier to underpin than raft slabs. Piled foundations add complexity — we may need to work around existing piles or install new micro-piles.
  • Soil conditions: Singapore's soil varies wildly. If you're on marine clay or loose fill, we'll need deeper underpinning and more robust temporary works. If you're on Old Alluvium, conditions are more favourable.
  • Proximity to neighbours: If your house is 1 metre from the boundary and your neighbour's house is 1 metre on their side, we have very little room to manoeuvre. Ground movement monitoring, party wall agreements, and sometimes even temporary support for the neighbour's foundation become necessary.
  • Existing structure condition: Cracks, settlement, or previous structural issues are red flags. We're not going to underpin a house that's already compromised.
  • Services: Sewage, water, gas, electrical conduits — all of these may run under your house. Rerouting them is part of the scope, but it adds time and cost.

If the survey reveals too many complications, we'll say so. We've turned down projects where the risk or cost just didn't justify the outcome.

Approvals and Compliance

You'll need:

  • URA approval for the basement as an addition (it affects Gross Floor Area and sometimes plot ratio, depending on how much of the basement is above ground).
  • BCA structural submission for all underpinning, excavation, temporary works, and new basement structure.
  • Soil investigation report to inform foundation design.
  • Professional Engineer (PE) certification at multiple stages — before, during, and after.

We handle all of this as part of the build. Our QP prepares drawings, coordinates with consultants, and submits to the authorities. You don't have to chase approvals yourself, but you do need to understand it's a 3–6 month process before we can start physical work.

Cost Reality

We don't publish fixed rates because every site is different, but here's what drives cost:

  • Underpinning and temporary works: This is the biggest cost component. You're paying for engineering, materials (steel props, needles, shoring), labour, and time. It's not unusual for temporary works alone to cost as much as building the basement itself.
  • Excavation difficulty: Removing soil from under a house is slow. You can't use big machinery. Much of it is done in confined spaces with small equipment or even by hand in sections.
  • Waterproofing: A basement dug into existing ground needs serious waterproofing — tanking, drainage, sump pumps if you're below the water table.
  • Reinstatement: You're not just building new space; you're also making good everything you disturbed — floors, walls, services.

As a rough guide, adding a basement retrospectively can cost 1.5× to 2× what it would cost to include a basement in a new build. For some clients, that's acceptable. For others, it's the tipping point toward a full reconstruction.

How Long Does It Take?

From approvals to completion, expect 12–18 months for a basement addition to an existing home. That breaks down roughly as:

  • 3–6 months: approvals and engineering
  • 6–12 months: physical works (underpinning, excavation, basement construction, reinstatement)

Compare that to a full rebuild with basement, which might be 18–24 months total but gives you an entirely new house.

Our Process When a Client Wants to Add a Basement

We don't talk anyone into this. If you come to us asking about a basement addition, here's how we approach it:

  1. Site visit and structural assessment. We'll walk the property, check existing drawings if available, and arrange a soil investigation if needed.
  2. Feasibility discussion. We'll tell you honestly whether it's viable, what the constraints are, and whether we think it makes sense for your situation.
  3. Comparative costing. We'll provide an indicative cost for the basement addition and a comparison figure for a full rebuild with basement, so you can make an informed decision.
  4. Design and approvals. If you decide to proceed, our QP designs the underpinning and basement structure, and we handle all submissions.
  5. Construction. We manage the works end-to-end, including coordination with any other trades (e.g., if you're doing finishes, our sister company Larry Contractors can handle that under a separate contract).

When We'd Recommend Against It

There are cases where we'll actively steer clients away from a retrofit basement:

  • The existing house is old or structurally tired. If we're going to spend six figures underpinning it, you should be confident the superstructure will last another 30+ years.
  • You're already planning major structural changes. If you want to add a storey, move walls, or reconfigure the layout substantially, a rebuild gives you a blank canvas and avoids the complexity of underpinning mid-renovation.
  • Your site has poor soil or high water table. Not impossible, but the cost and risk escalate quickly.
  • You're doing it just for resale value. Basements add space, but the retrofit cost often doesn't translate directly into sale price uplift. If the driver is purely financial, run the numbers carefully.

Frequently Asked Questions

Can I add a basement to a terrace house?

Yes, we've done it. The main challenge is access — terrace plots are narrow, and getting equipment and materials in and out is tight. You'll also need to coordinate closely with neighbours, as any excavation near the boundary has the potential to affect adjoining properties. A party wall agreement and ground movement monitoring are usually required.

Do I need to move out during the works?

In most cases, yes. Underpinning and excavation create noise, vibration, and dust. We've had clients stay in place during early stages (approvals, setup), but once we start excavating under the house, it's not safe or comfortable to live there. Budget for temporary accommodation — usually 6–9 months.

Will adding a basement affect my neighbours?

Possibly. Excavation near boundaries can cause ground movement. We mitigate this with proper shoring, controlled excavation sequences, and monitoring. If we're working very close to a neighbour's foundation, we may need to underpin or support theirs temporarily as well. This is all factored into the design and cost, but it's worth discussing with your neighbours early to manage expectations.

Is a retrofit basement as good as one built from scratch?

Structurally, yes — if it's designed and built properly. But there are practical differences. A retrofit basement is built in a constrained sequence, often with less room to manoeuvre. Headroom, ceiling height, and layout may be compromised compared to a purpose-designed basement in a new build. Waterproofing is also more complex because you're tanking around existing structure rather than building a monolithic waterproof shell from the start.

What's the alternative if a basement isn't feasible?

If your goal is more space, consider whether you can go up (add a storey within allowable height limits) or out (extend within your site coverage and setback allowances). Both are generally simpler and cheaper than digging down. If you're already at your plot ratio limit, an attic conversion or mezzanine might be possible depending on your roof form and existing height.
