If you landed here searching for Yat Lye Airfreight Pte Ltd, you've found the wrong "Lye"—but you might be in the right place anyway, depending on what you're actually trying to build.

We're Wong Lye Pte Ltd (UEN 201404127Z), a BCA General Builder Class 2 licensed company in Singapore. We don't ship cargo or handle airfreight. We build and rebuild landed homes, handle structural works, do piling, fabricate metal structures, and install solar systems. We started in logistics back in 2011, but we stopped moving boxes years ago—we've been building structures since 2014.

So if you're looking for freight forwarding, customs clearance, or air cargo services, we're not your company. But if you're a homeowner or business owner who needs something built—especially if it's structural, heavy, or requires BCA approval—then you're in exactly the right place.

What We Actually Do (Because "Lye" Companies in Singapore Are Confusing)

There are a lot of "Lye" companies in Singapore, and it's easy to mix us up. Here's what we do, in plain terms:

  • Landed home rebuilds and reconstructions: Full teardowns and ground-up builds for bungalows, semi-detached houses, terrace homes, and other landed properties in Singapore.
  • A&A works (Addition & Alteration): Structural extensions, rooftop additions, basement excavations, load-bearing wall removals—anything that needs a Qualified Person (QP) and BCA approval.
  • Piling and substructure: We handle foundation works for homes that need deeper support, especially on sloped or reclaimed land.
  • Metal fabrication: Custom steel structures, mezzanines, staircases, and architectural metalwork. This is actually where we started—building our own warehouse racks in 2014 because we couldn't find a contractor we trusted.
  • Solar installations: Rooftop solar panel systems for landed homes, designed and installed to meet BCA and EMA requirements.
  • URA and BCA submissions: We have an in-house architect and QP, so we handle all your regulatory submissions as part of the build. You don't need to hire separately.

We work only on landed properties in Singapore. We don't do HDB flats or condos—that's a different licence and a different scope. If you need HDB-licensed renovation work, our sister company is Larry Contractors (contractors.com.sg), which handles finishing, renovation, and interior works under HDB's licensing framework.

How We Ended Up Building Houses (When We Started Moving Boxes)

We get asked this a lot: how does a logistics company become a builder?

Short answer: we built our own warehouse infrastructure in 2014 because we needed it and couldn't find someone we trusted to do it right. We fabricated our own pallet racks, mezzanines, and steel platforms. Neighbours noticed. They asked us to build theirs. Then their business partners asked. Then their clients asked.

By 2016, we had over 1,500 commercial and industrial clients across Singapore—warehouses, factories, workshops, distribution centres. Our commercial clients started asking us to work on their homes. We said yes, but carefully. We went through the full BCA licensing process, brought on a QP and architect in-house, and rebuilt our workflows around residential compliance and quality standards.

Today, we have a deliberately selective landed portfolio. We don't take every job. We take jobs where the client values accuracy, transparency, and structural integrity over speed or the cheapest quote.

Why "My Neighbour Did It, So I Can Too" Is a Dangerous Assumption

One of the most common things we hear during first consultations: "My neighbour extended their roof / dug a basement / removed a wall, so I should be able to do the same, right?"

Not necessarily. And this is where a lot of homeowners get into expensive trouble.

Every property in Singapore has different zoning, plot ratio limits, site coverage caps, and setback requirements. What's allowed on one plot may be prohibited on another—even on the same street. Your neighbour's extension might have been legal because their plot had a different Gross Plot Ratio (GPR) allowance. Or it might have been illegal, and they just haven't been caught yet.

We've walked away from projects where the homeowner insisted on replicating a neighbour's unpermitted work. We won't build something that puts you at risk of enforcement action, fines, or having to tear it down later. Our core belief is simple: you deserve accurate advice before you commit, not after.

If you're planning any structural work—extensions, roof additions, retaining walls, basement digs—the first step is always a proper site assessment and regulatory check. We do that as part of our scoping process, before you sign anything.

No. We're Wong Lye Pte Ltd, a BCA-licensed builder. We're not affiliated with Yat Lye Airfreight or any other "Lye" logistics company. We started in logistics ourselves back in 2011, but we transitioned fully to building and construction by 2014. If you need freight services, we're not the right company.

Do you only work on landed homes, or can you do HDB flats too?

We only work on landed properties—bungalows, semi-detached, terrace, and corner terrace homes. We're licensed under BCA as a General Builder Class 2, which is different from HDB's renovation licensing. For HDB flats, our sister company Larry Contractors (contractors.com.sg) is HDB-licensed and handles renovation and finishing works.

Can I hire you just for URA or BCA submissions without doing the build?

We don't offer standalone submission services. Our in-house architect and QP handle regulatory submissions as part of the build contract, not separately. If you just need drawings or submissions without construction, you'll want to engage an architectural firm or PE (Professional Engineer) directly.

How do I know if my A&A project needs BCA approval?

Any structural work—removing or altering load-bearing walls, adding floors or storeys, digging basements, building retaining walls over a certain height, or extending your roof structure—will need BCA approval and a QP's supervision. Cosmetic changes like repainting, changing non-structural partitions, or updating finishes usually don't.
