What is Lye Design in Landed Property Construction?

We use lye design — structural load analysis — on every landed rebuild and A&A project we take on. It's how we calculate the forces acting on your building structure to ensure beams, columns, slabs, and foundations can handle the loads safely.

In our experience, this is where many landed projects go wrong. Homeowners see a beautiful design online, but nobody's checked whether the existing structure can support that 6-metre cantilever or whether the new steel beams are sized correctly for the loads they'll carry.

We've been doing structural calculations since our commercial building days — over 1,500 projects have taught us that getting the loads right upfront prevents expensive fixes later.

How We Apply Load Calculations in Landed Builds

Every structural element in your home needs to carry specific loads. We calculate three main types:

Dead loads are the permanent weight — concrete slabs, steel beams, walls, roof tiles. These don't change once built.

Live loads are the temporary weights — people, furniture, equipment. Singapore's building code specifies minimum live loads for different room types.

Wind loads matter more than most homeowners realise, especially for upper floors and roof structures in our tropical climate.

When we size a steel beam for your new dining area extension, we're calculating the total load that beam will see — the slab above, any walls it supports, plus the live load from people and furniture. Then we add safety factors and check deflection limits.

Our in-house QP runs these calculations and submits them to BCA as part of the structural drawings. It's not optional work — it's required for any structural changes.

Common Load Issues We See in Landed Projects

The biggest mistake we encounter is homeowners assuming their existing structure can handle new loads without checking. We've seen cracked beams, sagging slabs, and settlement issues from overloaded foundations.

Roof extensions are particularly problematic. Adding a new roof level changes the wind load profile significantly. The existing columns and foundations may not be sized for these new forces.

Large span openings in existing walls require careful analysis. Removing a wall might seem straightforward, but if it's load-bearing, you need properly sized replacement beams.

Heavy equipment like large water tanks or machinery needs point load analysis. We've had clients want to install heavy gym equipment on upper floors — the existing slab might not be rated for those concentrated loads.

Foundation issues arise when people add storeys without checking bearing capacity. Singapore's soil conditions vary significantly even within the same neighbourhood.

Steel and Concrete Design in Our Projects

Most of our landed structural work uses either reinforced concrete or structural steel. The choice depends on span requirements, load conditions, and construction constraints.

Steel beams are excellent for large spans and quick construction. We use standard sections — Universal Beams (UB) and Universal Columns (UC) — sized according to the calculated loads. Steel also works well when you need to thread new structure through existing buildings.

Reinforced concrete gives us more flexibility in section shapes and integrates well with existing concrete structures. We design the reinforcement pattern based on the bending moments and shear forces from our load analysis.

Connection details matter enormously. A properly calculated beam fails if the connections can't transfer the loads. We detail every connection — bolted, welded, or cast-in — to handle the calculated forces.

Our metal fabrication background helps here. We understand how these connections actually get built on site, so our designs are constructable, not just theoretically correct.

Common questions
Do you handle the structural calculations yourself?
Yes, our in-house QP runs all structural calculations and submits them to BCA. We don't outsource this because load analysis directly affects our construction approach.
Can you check if my existing structure can handle new loads?
Absolutely. We do structural assessments before quoting any A&A or reconstruction work. Better to know upfront than discover problems during construction.
How long do structural calculations take?
Typically 2-3 weeks for a landed project, depending on complexity. We need site measurements and soil reports before we can finalise the design.
What happens if the existing structure can't handle new loads?
We design strengthening works — additional beams, column wrapping, or foundation upgrades. Sometimes it's more cost-effective to rebuild sections rather than strengthen.
