How We Started — From Warehouse Racks to Landed Rebuilds
We didn't start out as a building contractor. Back in 2011, we were a logistics business, moving goods and managing warehouse operations. In 2014, we needed custom warehouse racks for our own facility, but we couldn't find a contractor we trusted to do the work properly. So we built the racks ourselves.
Neighbours noticed. They asked if we could do the same for them. We said yes. That led to more commercial and industrial clients — over 1,500 of them over the next few years. The work ranged from steel structures and mezzanine floors to full warehouse fit-outs and solar installations on factory roofs.
Then something interesting happened: our commercial clients started asking us to build their homes. Not fit-outs or finishes — structural work. Rebuilds. Extensions. Foundations. The kind of work where you need a builder's licence, engineering drawings, and BCA approvals. We said yes — but carefully. We took on only projects where we knew we could deliver the same standard we'd built our commercial reputation on.
Today, we hold a BCA General Builder Class 2 licence, and we work exclusively on landed homes in Singapore. We handle everything from URA and BCA submissions (with our in-house QP and architect) through to the physical build itself. Our focus is structural: piling, foundations, load-bearing walls, steel frames, and anything that requires engineering sign-off.
What We Build — and What We Don't
We're very clear about our scope, because it matters. We do the heavy building work that requires a builder's licence and structural engineering:
- A&A works — additions and alterations to existing landed properties, including extensions, loft conversions, and structural modifications
- Reconstruction and rebuilds — tearing down and rebuilding landed homes from foundation up
- Piling and substructure — bored piles, micro piles, and foundation work for new builds and extensions
- Structural works — load-bearing walls, steel beams, RC slabs, anything that holds the building up
- Metal fabrication — steel staircases, mezzanines, canopies, gates, and custom metalwork
- Solar installations — rooftop solar systems for landed homes (we've done hundreds on commercial roofs)
We don't do interior finishes, kitchen cabinets, tiling, or painting. That's not our licence scope, and honestly, it's not where our expertise lies. If you need renovation works — especially for HDB flats or the finishing trades — our sister company is Larry Contractors (HDB-licensed). Different licence, different scope. We refer clients there when the job calls for it.
Why We Work the Way We Do
We believe homeowners deserve accurate advice before they commit to a project, not after. We've seen too many situations where someone says, "My neighbour did this extension, so I can too," only to find out later that the neighbour's work was illegal, or that their plot ratio is different, or that their house sits on a different zoning.
That's why we handle the submissions ourselves. We have an in-house architect and a Qualified Person (QP). When you work with us, we prepare and submit your URA and BCA documentation as part of the build process. We don't hand you drawings and say "good luck." We see it through, because if the submission isn't approved, the build doesn't happen — and we want to know before you spend money.
We're also selective. We don't take on every job. If we don't think we're the right fit — or if we think the project is going to run into regulatory issues — we'll tell you upfront. We'd rather lose a job than take on something we can't deliver properly.
Our In-House Team and How We're Structured
We're not a huge company, and we don't want to be. We're structured to handle complex landed projects end-to-end, with the right specialists on the team:
- Architect — handles design, URA submissions, and compliance with planning rules
- Qualified Person (QP) — signs off on structural plans and BCA submissions
- Site supervisors — our own people, on-site, managing the build day-to-day
- Metal fabrication workshop — we fabricate steel components in-house, which gives us better control over quality and timelines
- Build crew — a mix of direct hires and long-term subcontractors we've worked with for years
This structure means we can move faster when something changes on-site, and we're not waiting on external consultants to get back to us. If there's a structural issue, our QP is a phone call away. If we need to adjust a steel beam, we can fabricate it ourselves.
